US Market Continues To Slide
The March sales rate for resale homes dropped 19.3 percent and the median resale home price fell 7.7 percent compared to the same month last year, the National Association of Realtors trade group reported today.
Sales of resale homes, including single-family homes, townhomes, condominiums and cooperatives, dropped to a seasonally adjusted annual rate of 4.93 million in March. This rate is a projection of a monthly sales total over a 12-month period, adjusted to account for seasonal fluctuations in sales activity.
Regionally, the median price last month dropped 14.7 percent in the West, fell 7.1 percent in the South, dropped 5.3 percent in the Midwest and rose 4.6 percent in the Northeast year-over-year.
The supply of all resale homes for sale in March reached a level of 9.9 months, which means that it would take an estimated 9.9 months to sell the entire inventory of for-sale homes at the March sales pace.
This supply was up 3.1 percent from February and 32 percent compared to March 2007.
Many buyers continue to bide their time with a large number of homes to choose from, while other potential buyers remain on the sidelines.

How to Fail Miserably at Selling Your Home
Bruce Swedal is a Realtor in the Denver Real Estate market and recently wrote and article on how to fail miserably at selling your home.
Judging from the number of homes currently on the market more than a few sellers have committed one or more of these sins. When you want to completely fail at selling your home follow these steps:
- Do not hire a good Realtor; a real estate professional that understands the market, the pricing and
techniques to get your home sold fast - Over price your home. Find out what the comparable homes in your area have recently sold for and tack on a zero.Who will ever know?
- Do not have a Marketing Plan. They are highly over rated and homes sel themselves.
- Do not prepare your home properly to get it ready to sell. I recommend you put on blinders so that you don´t actually see the worn carpet, cracked tile, broken windows, outdated kitchen, peeling paint and shoddy landscaping.
- Make buying your home as inconvenient as possible. Only give them about a 10 minute window to see it and definitely not on the day and time that is convenient for them.
- Put potential home buyers off for a while so they have time to look at other houses.
- Leave the dirty clothes lying around about 2 feet deep on the floor and make sure you leave 5 days of dirty dishes in the sink and on the kitchen counter.
If you follow these steps carefully you should be able to live in your home for months longer and lose out on the opportunity to move to the home of your dreams while the market is in your favour.

March Real Estate Report
The Real Estate Board of Greater Vancouver (REBGV) reports that while there were fewer housing sales in March 2008 compared to last year, residential prices continued to climb.
Residential property sales in Greater Vancouver totalled 2,997 in March 2008, a decline of 16.3 per cent from the 3,582 residential sales recorded in March 2007, and a decline of 25.7 per cent compared to the 4,033 sales in March 2006. New listings for detached, attached and apartment properties increased four per cent to 5,674 in March 2008 compared with March 2007, when 5,456 new units were listed.
“The market is continuing to balance, with sales and listings beginning to re-align with our 10-year averages,” says REBGV president, Dave Watt. “The selection of inventory hitting the market is wider than we have seen in the past few years, which gives prospective buyers more choices.”

Open House Monitor
I thought it would be interesting to start an Open House Index which is really just a weekly monitor of the number of open houses each weekend in West Vancouver. Following is the first graph showing open houses almost every weekend since September 22nd 2007.
The dip on March 21, 2008 was due to the Easter weekend.
While researching past open houses I thought it would be interesting to make a list of the homes with the most number of opens since September 22, 2007. And the winner is 2109 Kings Avenue with 17 open houses. I should note that there is the possibility these homes were advertised on the same weekend by more than one Realtor which would skew the numbers slightly, but I think it is a fair representation.
More importantly I think it proves that pricing your home correctly from the outset will increase the chance of you selling it quickly and avoid disruptive open houses.
