Income Required to Buy a Home in Greater Vancouver May 2007

I live in North Vancouver and it never ceases to amaze me how hot the real estate market is. To put it into perspective for readers outside of Vancouver following are some sobering statistics:

Property Type - Single detached
Benchmark Price – $ 653,616
Annual Income Required – $ 172,299

Property Type – Townhouse
Benchmark Price – $ 406,676
Annual Income Required – $ 108,005

Property Type – Apartment
Benchmark Price – $ 331,519
Annual Income Required – $ 88,016

Occupation Average Annual Income

Early Childhood Educator $ 32,760
Firefighter $ 57,540
Nurse (Registered) $ 55,237
BC MLA $ 75,400
Police Officer $ 54,639
REALTOR® $ 50,000
School Teacher (Elem) $ 53,222

So unless an elementary school teacher marries both a politician and a Police Officer there is not much chance of him/her buying a single family home in Vancouver.

Guess How Many Houses Are Sold Each Year in Canada?

Between 2004 and 2006 an average of 476,063* homes changed hands annually through the Multiple Listing Service® of real estate Boards across Canada.

According to the Economic Impact of MLS Home Sales in Canada commissioned by the Canadian Real Estate Association (CREA) and conducted by Altus Clayton- Division of Altus Group Limited for release June 12, 2007, it is estimated that a total of $32,200 in ancillary spending (i.e., spending by purchasers on items other than the actual house and land) was generated by the average housing transaction in Canada. Per transaction ancillary spending varied somewhat by region, ranging from $20,325 in Atlantic Canada to $40,450 in B.C.

Monopoly Houses

(17 of the houses that changed hands)

The total annual economic impact is estimated at $15.3 billion per year. Based on the U.S. having 10 times the population I would bet that $ 153 billion is a fair guess on the impact on the U.S. economy. Stay tuned for more research.

In B.C, the expenditures were broken down as follows:

Moving Costs – $ 1,650
Renovations – $ 8,750

July Housing Sales Approach Record

ThermometerThe Real Estate Board of Greater Vancouver (REBGV) reports that total residential sales reached 3,873 units in July 2007, a thermometer-breaking 41.8 per cent increase when compared to 2,732 sales in July 2006 and an increase of 5.0 per cent when compared to 3,687 sales in July 2005.

Up 88.6% (83 units sold, up from 44)

Highest and Lowest Priced Homes in West Vancouver – Aug 24, 2007

6472 Marine revThere is quite a range between the highest and lowest priced homes in West Vancouver. Excluding a manufactured home at 441 Raindance Crescent for sale at $ 75,000 and a cabin on Hollyburn Mountain at Lot 5 for only $ 249,000 there is a nice home at 6472 Marine Drive for only $ 849,000 listed by Anne Leblanc of Sotheby’s.

2770 BellevueAt the other end of the spectrum, Harvey Kardos of Prudential Sussex Realty has listed a home at 3040 Proctor Avenue for $ 15,500,000. There is no picture available, but I don’t think that is because it is a fixer-upper.

As there is no picture of the highest price home I will give you a sneak peak at the second highest priced home at 2770 Bellevue Ave, West Vancouver listed by Malcolm Hasman for $ 14,800,000. I wonder who left their car in the driveway with the lights on?2770 Bellevue pool
